Living in Imus: What No One Tells You (But Should)

Every property listing in Imus will tell you it's "close to major establishments" and "minutes from the city." Most of them are technically correct and practically misleading. This is an honest look at what life in Imus, Cavite actually looks like day to day — the good and the things you should factor in before you decide.

The Honest Traffic Picture

Let's start with the thing everyone asks and no one answers clearly: traffic.

Imus is not traffic-free. Governor's Drive and Aguinaldo Highway can both get congested during morning and evening rush hours, particularly from 7–9am and 5–7pm. If you're commuting to Makati or BGC daily by car, expect 45 minutes to 1.5 hours depending on which route you take and what time you leave.

The good news: CAVITEX and CALAX have genuinely improved the situation. Those who leave before 7am or after 8pm report the drive to Manila taking under 45 minutes. The expressway has made Imus far more connected than it was five years ago.

For everything local — schools, groceries, dining, church — you will rarely need to leave Imus at all. That's the part most people underestimate before they move.

Schools

Imus has a surprisingly strong education ecosystem. Within Lancaster New City or a short drive away:

  • De La Salle University – Dasmariñas — one of the top universities in the province, about 15–20 minutes away.
  • Emilio Aguinaldo College – Cavite — strong in medicine and allied health programs.
  • Lancaster New City School — inside the community itself, kindergarten through senior high.
  • Several private and public elementary and high schools within a 10-minute radius.

For families with young children, this is a genuine advantage over many Metro Manila locations where school traffic is a daily ordeal.

Shopping and Malls

You won't be starved for options. SM City Dasmariñas, Robinsons Imus, and Walter Mart Imus are all accessible within 15–30 minutes. SM City Bacoor is also close by. For everyday needs, there are multiple grocery stores, markets, and commercial strips within Lancaster New City itself.

Imus doesn't have the density of BGC's high street, but it has everything a family needs without requiring a trip to Manila.

Healthcare

Several hospitals serve the Imus area:

  • De La Salle Medical and Health Sciences Institute — a major hospital and teaching institution in Dasmariñas.
  • Ospital ng Imus — the city's main public hospital.
  • Various clinics and specialist centers within the Lancaster area and along Governors Drive.

For serious cases, St. Luke's Bonifacio Global City is reachable in 45–60 minutes via CAVITEX on a clear day.

What Life Inside Lancaster New City Is Actually Like

This is where Imus genuinely surprises people who move here expecting a typical subdivision experience.

Lancaster New City functions as a self-contained community. There are churches, commercial strips, a school, parks, and amenities — all within walking distance or a short ride. Residents describe a quality of life that feels slower and cleaner than Metro Manila, without the feeling of being cut off from everything.

One Lancaster Park sits inside this community and adds green space that's genuinely rare at this price point — 70% of the development is open areas, parks, and elevated walkways. It's designed to feel like a resort, not a dormitory.

Who Imus is for: Families who want more space, young professionals willing to trade a slightly longer commute for a significantly better quality of life, and OFW investors looking for a stable, livable address to return to or rent out.

Who Should Think Twice

Imus isn't ideal for everyone. If you work late nights in Makati or BGC without a car, the commute home can be genuinely difficult — public transport options after 10pm are limited. If you need to be walking distance from the CBD, a Makati or BGC address will always win on that specific requirement.

But if your priorities are space, value, a real community, and a home that doesn't feel like a shoebox — Imus, and Lancaster New City in particular, is one of the best answers in the metro south right now.
